Land South of Guildford Road – 154 New Homes

Project Overview
From Strategic Market Advice to a Successful Land Sale
Location
Ash, Surrey
Ash-Bellway-154-units

When the promoter of land south of Guildford Road, and to the south and east of Dene Close in Ash, was progressing their site through the planning process, Searls Land provided strategic advice on market conditions, potential purchasers and the most effective route to achieving a successful land sale.

The promoter had taken the initiative to promote the site and pursue planning permission themselves, with an outline application for 154 new homes.

Although Searls Land had not been formally instructed at this stage, we maintained a close working relationship with the promoter, providing advice on the residential development land market and identifying which housebuilders would be best placed to acquire and deliver the site.

Our approach was to demonstrate the value of our market knowledge and experience throughout the planning process, putting ourselves in the strongest position to be appointed as selling agent once planning permission had been secured.

From Planning Approval to Market

Following the successful grant of outline planning permission for 154 new homes, Searls Land was formally appointed to market the site on behalf of the promoter.

With planning permission secured, the focus shifted to identifying a purchaser capable of delivering both the best possible financial outcome and a reliable, straightforward transaction.

A major housebuilder had already expressed strong interest in acquiring the site. While this presented an opportunity for a potentially quick sale, our market intelligence raised concerns regarding the housebuilder’s approach to land transactions on other sites.

Rather than recommend proceeding with the first interested party, we advised the promoter to explore the wider market.

Our view was clear: the highest apparent offer is not always the best offer, and securing a reliable purchaser is just as important as achieving the right price.

Maximising Value Through Competition

Searls Land undertook a competitive marketing process, approaching a wider pool of housebuilders to generate interest and establish the true market value of the consented site.

By creating competition rather than relying on a single interested purchaser, we ensured the promoter could compare offers on both their financial merits and the ability of each party to proceed.

Our established relationships with housebuilders, combined with our knowledge of their acquisition requirements and track records, allowed us to assess not only the offers received but also the likelihood of each purchaser delivering a successful transaction.

Following the competitive process, Bellway Homes emerged as the preferred purchaser, offering the right combination of commercial terms, credibility and deliverability.

Their offer was accepted, and the transaction progressed to a swift exchange and completion of contracts without unnecessary delay.

The Result

154 new homes | Outline planning permission secured | Competitive sale process | Sold to Bellway Homes

The sale of the Guildford Road site demonstrates the importance of experienced, independent advice when bringing consented development land to market.

While a strong offer from an interested housebuilder can be tempting, accepting it without testing the wider market can expose promoters to unnecessary risk and potentially leave value unrealised.

In this case, our market intelligence, established housebuilder relationships and competitive approach ensured the promoter was able to select a purchaser with the financial strength and commitment to complete the transaction efficiently.

From providing early strategic advice during the planning process through to negotiating and completing the eventual sale, Searls Land’s focus remained on protecting the promoter’s interests and securing the best achievable outcome.

At Searls Land, we work solely in the development land market, helping promoters understand their options, identify the right purchasers and maximise the value of their land through carefully managed, competitive sales processes.
