Court Meadow School, Cuckfield

Project Overview
From an Overlooked Opportunity to a Highly Profitable Land Sale

When the former Court Meadow School site on Hanlye Lane in Cuckfield, West Sussex, was brought to market on behalf of West Sussex County Council, Searls Land identified an opportunity that had not reached one of our established developer clients.

Although the site was being marketed by another land agent, our client had been unaware of its availability. Recognising its development potential and suitability for their requirements, we made a direct introduction, enabling them to consider an opportunity they might otherwise have missed.

Following our introduction, our client submitted an offer and was ultimately selected as the preferred purchaser, proceeding to exchange contracts on a subject-to-planning basis.

This demonstrated the importance of proactive market engagement and established developer relationships in ensuring that development opportunities reach the right purchasers.

Securing Planning Permission and Unlocking Value

Following the exchange of contracts, our client progressed the site through the planning process, successfully securing permission for a development of 13 contemporary-designed homes.

The planning approval represented a significant milestone, transforming the site into a consented residential development opportunity and creating substantial additional value.

However, despite securing planning permission, our client subsequently decided that they did not wish to undertake the development themselves.

Rather than proceed with construction, they appointed Searls Land to identify a purchaser for the consented site and maximise the value achieved through a subsequent sale.

Maximising Value Through Market Knowledge

With planning permission secured, our focus shifted to identifying a housebuilder with both the appetite and ability to acquire the site quickly.

Through our established relationships and understanding of current housebuilder requirements, we identified Sigma Homes as a particularly suitable purchaser.

Sigma Homes had an immediate requirement for a development opportunity with planning permission, making Court Meadow School an excellent fit for their acquisition strategy.

By matching the consented site with a purchaser actively seeking this type of opportunity, we were able to facilitate a successful onward sale.

The transaction generated a significant profit for our client, who was extremely pleased with the outcome and the value Searls Land had added throughout the process.

From identifying the original opportunity through to securing the eventual purchaser, our involvement demonstrated the importance of knowing not just what land is available, but who is best placed to acquire it at each stage of the development process.

The Importance of Proactive Land Marketing

While the transaction delivered an excellent result for our client and a valuable development opportunity for Sigma Homes, it also highlighted a wider issue within the development land market.

The original landowner, West Sussex County Council, had appointed an agent to market the site. However, the fact that an established and active developer had not been made aware of the opportunity raised questions about the breadth and effectiveness of the original marketing process.

Our client was able to acquire the site, secure planning permission and subsequently sell the consented land at a significant profit.

Although this was a highly successful outcome for our client, it illustrates how substantial value can be created between the original land sale and the eventual disposal of a consented development site.

For landowners, the key question is whether their appointed agent is reaching the full market and exploring every realistic opportunity to maximise the value of their land.

A proactive marketing strategy, supported by strong developer relationships and specialist market knowledge, can make a considerable difference to the level of competition generated and the terms ultimately achieved.

Had Searls Land been instructed by the original landowner, our approach would have been to engage directly with the widest relevant pool of developers, assess the site’s planning potential and explore disposal structures designed to capture as much of the development value as possible for the landowner.

The Result

13 contemporary new homes | Planning permission secured | Sold to Sigma Homes | Significant profit achieved for our client

Court Meadow School demonstrates how specialist development land advice can create value at multiple stages of a transaction.

For our client, Searls Land’s involvement began with identifying an opportunity that had not reached them through the original marketing process. It concluded with the successful onward sale of a consented development site, delivering a substantial financial return.

For landowners, the case study offers an equally important lesson: appointing an agent is not the same as ensuring your land is being proactively marketed to the right buyers.

The strength of an agent’s developer relationships, their understanding of planning potential and their ability to create genuine market competition can all have a significant impact on the eventual outcome.

At Searls Land, we work solely in the development land market, combining specialist knowledge with established relationships across the housebuilding industry to help landowners and developers identify opportunities, unlock value and achieve successful transactions.
