Groveley Road, Sunbury – Up to 160 New Homes

Project Overview
Taking a Long-Term View on Challenging Land
Location
Sunbury-on-Thames
Sunbury unconditional sale

In 2016, Searls Land was approached by the owner of land at Groveley Road in Sunbury who wanted advice on its future potential.

The site presented some significant challenges. It was former landfill and located within the Green Belt, meaning there was no obvious or immediate route to conventional residential development.

Rather than dismissing the land because of these constraints, Searls Land looked at the longer-term opportunity and identified a buyer who shared that view.

We successfully negotiated the sale of the land to a purchaser who had the experience, patience and appetite to acquire a challenging site and wait for the right opportunity to emerge.

Waiting for the Right Opportunity

Following the acquisition, the new landowners took a genuinely long-term approach.

Rather than pursuing an inappropriate development strategy simply to try to generate a quick return, they held the land until circumstances provided an opportunity to unlock its potential.

A strategy was eventually developed to establish very special circumstances for development within the Green Belt, resulting in planning permission being secured for a care village.

For a site that had previously been constrained by both its former use and Green Belt location, securing planning permission represented an important step in establishing its development potential and creating value.

A Changing Planning Landscape

With the care village consent established, Searls Land was instructed to take the site back to the market on an unconditional basis.

The timing proved particularly significant.

As we began marketing the land, changes to national planning policy and the introduction of Grey Belt were beginning to alter the way certain Green Belt sites could be considered for development.

This created a potentially much wider market for Groveley Road.

Rather than interest being restricted to specialist operators capable of delivering the consented care scheme, the site began attracting attention from traditional residential housebuilders who could see the potential for an alternative residential development.

Understanding Where the Real Value Was

Recognising this shift in the market was important.

Searls Land used its understanding of the development land market to generate competition and ensure the land wasn’t valued solely on the basis of its existing care village consent.

The site was ultimately sold unconditionally to a private housebuilder, providing the seller with the certainty of a land sale without making the transaction conditional upon a new residential planning permission being achieved.

The new owner is now preparing proposals for a full residential scheme of up to 160 new homes.

The Result

Former landfill | Green Belt | Care village planning permission secured | Unconditional sale | Residential proposals for up to 160 homes

Groveley Road demonstrates that land doesn’t necessarily need to have an obvious route to residential development today to hold significant future potential.

Planning policy changes, local housing requirements and alternative uses can all create opportunities over time. In this instance, a site considered challenging enough to require a long-term purchaser in 2016 ultimately attracted interest from traditional housebuilders when circumstances changed.

It also demonstrates the importance of understanding when to take land to the market and who is likely to see the greatest value in it.

At Searls Land, we don’t just look at what land is worth today. We consider the different routes available to a landowner and how the right strategy, buyer and timing can help unlock its longer-term development value.

If you own land that has previously been dismissed because it is in the Green Belt, has a difficult planning history or comes with other development constraints, it may still be worth exploring your options. Speak to Searls Land before deciding what your land could – or couldn’t – become.
