Woodfords, Shipley Road, Southwater – 73 New Homes
When the landowner of Woodfords, Shipley Road in Southwater was considering the development potential of their land, Searls Land was appointed to advise on the best route forward.
Rather than simply agreeing terms with the first interested party, we ran a competitive marketing process to identify and select the most suitable land promoter. Our role was to ensure the landowner understood the options available, compare proposals on a like-for-like basis and negotiate terms designed to protect their interests and maximise the eventual value of the land.
Following the competitive process, a preferred promoter was selected and contracts exchanged.
Navigating the Planning Process
With the land under the promoter’s control, they progressed the site through the planning process for a development of 73 new homes.
The planning journey was not without its challenges. In particular, the scheme had to successfully navigate water neutrality requirements, alongside the wider planning considerations associated with bringing forward a significant residential development.
Ultimately, planning permission was secured, substantially increasing the certainty and value of the land.
Maximising Value at the Point of Sale
Our involvement didn’t end when the promotion agreement was signed.
Once planning permission had been achieved, Searls Land was instructed to market the consented development site on behalf of the landowner.
We ran a competitive disposal process, generating interest from the housebuilder market and negotiating the offers received. This resulted in the site being successfully sold to Bellway Homes.
From selecting the right promoter through to negotiating the eventual land sale, our focus remained the same throughout: protecting the landowner’s position and maximising the value of their land at every stage of the process.
The Result
73 new homes | Planning permission secured | Sold to Bellway Homes
Woodfords demonstrates why choosing the right professional advice at the beginning of the process can make such a difference to the eventual outcome.
For landowners, achieving planning permission is only part of the journey. The structure of the promotion agreement, choice of promoter and disposal strategy can all have a significant impact on the price ultimately achieved.
At Searls Land, we work solely in the development land market, helping landowners understand their options, appoint the right development partner and create competition when the time comes to sell.
