Land off Bexhill Road, Ninfield – 60 New Homes

Project Overview
Turning an Unsuccessful Land Sale into a Successful Transaction and Affordable Housing Agreemen
Location
Ninfield, East Sussex
Ninfield-60-units

When a residential development site off Bexhill Road in Ninfield, East Sussex, was brought to market with outline planning permission for 60 new homes, an agent had been appointed on behalf of the land promoter to secure a purchaser.

Despite the initial marketing process, an agreed sale subsequently fell through, leaving the site available and the promoter needing to identify a new buyer.

Recognising the importance of reaching purchasers who had not previously considered the opportunity, the appointed agent discreetly approached Searls Land to establish whether our extensive housebuilder relationships could generate fresh interest.

Through our detailed knowledge of the development land market and understanding of individual housebuilders’ acquisition requirements, we immediately identified an established client whose requirements closely matched the opportunity.

We introduced the site, generating interest from a credible purchaser who was well placed to progress the acquisition.

This resulted in an offer being submitted and accepted, with contracts exchanged and the land sale completed within just a few months of terms being agreed.

Finding the Right Buyer When the First Sale Falls Through

An unsuccessful land transaction can create uncertainty for landowners and promoters, particularly where a site has already been extensively marketed and potential purchasers have previously considered the opportunity.

However, a failed sale does not necessarily indicate a lack of demand or a problem with the development itself.

Often, the key is identifying a purchaser whose requirements, financial position and development strategy are better aligned with the opportunity.

Rather than repeat the original marketing exercise, Searls Land was able to draw on our established network of housebuilders and detailed understanding of their current land requirements.

By identifying a buyer who had not previously engaged with the site, we introduced fresh interest without the need for another prolonged marketing campaign.

Our targeted approach resulted in an accepted offer and a swift progression through the legal process, with exchange and completion achieved within a matter of months.

The transaction demonstrated how specialist market knowledge and established purchaser relationships can successfully revive a land sale, even after an earlier transaction has fallen through.

Securing the Affordable Housing Partner

Our involvement did not end with the successful completion of the land sale.

Following the acquisition, the purchasing housebuilder appointed Searls Land to advise on the affordable housing element of the proposed development.

The scheme incorporated 23 on-site affordable homes, requiring a suitable affordable housing provider to be identified and commercially acceptable terms to be agreed.

With the site progressing through the reserved matters process, we worked with our client to establish the most appropriate strategy for securing a purchaser for the affordable homes.

Our understanding of the affordable housing market and established relationships with registered providers and local authorities enabled us to identify suitable parties and generate competitive interest.

Following the grant of reserved matters approval, we secured a competitive offer from Wealden District Council for the 23 affordable homes.

The terms were agreed, and the affordable housing transaction progressed to exchange of contracts within a short timeframe.

This provided our client with commercial certainty over a significant element of the development and helped establish a clear route towards delivering the approved scheme.

Adding Value at Every Stage of the Development Process

The Bexhill Road transaction demonstrates the breadth of expertise Searls Land brings to residential development opportunities.

Our initial involvement was relatively straightforward: identifying a suitable purchaser for a site where the original sale had fallen through.

However, by understanding the requirements of our housebuilder client and acting quickly to introduce an appropriate opportunity, we helped secure a successful land acquisition.

That relationship subsequently developed into a further instruction, with Searls Land appointed to negotiate the disposal of the on-site affordable housing.

From introducing the original development opportunity through to securing an affordable housing agreement with Wealden District Council, our involvement added value at multiple stages of the development process.

For developers, the right land agent should offer more than access to sites. They should understand the entire development cycle and be able to provide specialist advice long after the initial land acquisition has completed.

Our ability to operate across both the private housebuilding and affordable housing markets allowed us to support our client through two distinct but closely connected transactions.

The Result

60 new homes | Outline planning permission secured | Previously unsuccessful sale completed within months | 23 affordable homes secured with Wealden District Council

The successful transactions at Bexhill Road highlight the importance of specialist market knowledge, established industry relationships and the ability to respond when circumstances change.

For the original land promoter, Searls Land helped identify a new purchaser following an unsuccessful sale, resulting in a swift exchange and completion.

For the purchasing housebuilder, our involvement continued beyond the acquisition, securing a competitive affordable housing offer from Wealden District Council and progressing the agreement to exchange within a short timeframe.

The result was a successful land disposal followed by a commercially attractive affordable housing transaction, demonstrating the value of appointing an adviser with expertise across the entire residential development process.

At Searls Land, we work solely in the development land market, helping landowners, promoters and housebuilders identify opportunities, secure reliable purchasers and maximise value through carefully managed land and affordable housing transactions.

Whether a site is being marketed for the first time, an agreed sale has fallen through or a developer requires an affordable housing partner, our specialist knowledge and established relationships allow us to deliver effective solutions.
